Despite poor sentiment in the housing market, prices appear to be rising again after a decline. On balance, prices are still 4,3% lower than the July 2022 peak, but the price index has risen slightly over the past 4 months. Furthermore, we see that homes with a lower energy label experienced a larger price decline and are now also rising less than higher labels.
“We expect mortgage interest rates with a shorter fixed-rate period to first stabilise and then go down early next year. As soon as inflation rates shows clearer signs of easing, interest rates for mortgages with a longer fixed-rate period can go down further,” explains Bram Vendel, economist at ABN AMRO.
